Parts of Kiambu — Ruaka and the lower Banana area among them — sit on black cotton soil, which swells when wet and shrinks when dry. Building on it without accounting for it produces cracked floor slabs and distorted walls within a few years. It usually means excavating deeper to reach stable ground, or designing a foundation that spans it. Either way it is a real cost that must be established before you accept a price, not discovered during excavation. We check what is under the plot before we quote.
Much of Ruaka and Ndenderu has developed faster than its access roads. A plot reached down a narrow murram lane changes how material is delivered, whether a ready-mix truck can reach the pour, and what it costs to get a slab in. We look at access before pricing so that the logistics are in the number you are given rather than in a variation later.
Kiambu plots are close together and getting closer. Boundary setbacks, where spoil goes, dust, and construction traffic on a shared lane all matter to the people living around your site — and an aggrieved neighbour can stop a job. We agree working hours, keep the access route clean, and handle the neighbour conversation before it becomes a complaint.
