Under a traditional contract you appoint an architect, then a contractor, and when something does not work on site you are the one standing between them. Design and build removes that gap: we carry the design and the construction under one contract, and the responsibility for the interface is ours.

Where design and build is the right choice

It suits clients who value certainty of price and date over granular control of every design decision, and clients who do not want to manage consultants themselves. Because we are pricing our own design, we can value-engineer as we draw rather than after tender — which is where traditional projects usually lose their budget.

Where it is not

If the architecture is the point of the project, keep the architect independent. A design-and-build contractor has an inherent interest in simplifying detail, and on an architecturally ambitious building you want someone whose only loyalty is to the design. We will tell you when your project is one of those.

Design & Build: common questions

Yes — you sign off concept, layout, finishes and specification at defined stages. What changes is that you are approving one integrated proposal rather than mediating between a designer and a builder with different interests.

Often, though the saving comes from time rather than rate. Design and construction overlap, buildability problems are caught while drawing rather than on site, and there is no re-design after a tender comes in over budget. The bigger benefit for most clients is that the price firms up much earlier.

We are. That is the substance of the arrangement — with a single contract there is no argument about whether a defect is a design fault or a workmanship fault, because both sit with us.
