Renovation is harder than new build, and priced honestly it is rarely cheaper per square metre. You are working around an existing structure whose drawings may be missing, whose services are buried, and whose owner is usually still living or working in it.
We survey what is actually there before pricing. That means opening up where necessary to establish how the structure is built, where services run and what condition they are in. It is the only way to give a renovation price that holds — and it is why we would rather spend a day investigating than issue a cheap number we have to revise later.
A badly detailed extension announces itself: mismatched roof pitch, a visible junction, floor levels that do not quite meet. We detail the junction properly, match materials and profiles where we can, and where an exact match is impossible we make the transition deliberate rather than accidental.
Where you are staying in the building we agree upfront which rooms stay usable, protect them properly, seal off the works, and clean daily. Water and power interruptions are scheduled and notified in advance, not sprung on you.

Not always, and it is worth checking before you commit. Renovation involves demolition, making good, and working around a structure that constrains how efficiently trades can operate. Where the existing structure is sound and the layout broadly works, renovation usually wins. Where you are moving structural walls and replacing every service, a new build may cost less for a better result.
Sometimes — it depends entirely on whether the existing foundations and columns can carry the additional load. That is a structural engineer’s assessment, not a contractor’s opinion. We will arrange the investigation and give you a clear answer before you spend money on drawings.
Usually because they are not pricing the same scope. A low renovation quote often excludes making good, assumes existing services are reusable, or leaves out the demolition and disposal. Compare the scope line by line, not the bottom line.
